This is a very unique property not suitable for everybody but for the right person it's a large parcel for a very good price per acre and very low taxes of $30 per year being farmland assessed. The hunting is great with deer, bears, turkeys, etc. Trails run throughout the property which would make it ideal for hiking, bird watching, mountain biking, or any other outdoor activity you can think of which doesn't involve a motorized vehicle. The property is in the forestry program where a forester thins out the trees every year, so it isn't too thick and very walkable. The property is approved to grow cranberries. Owner financing is available at terms agreeable to the seller. Thats the good news so let's continue with the "challenging" news. The property is not buildable whatsoever so if you have plans to build any sort of structure, even a shed, this isn't the property for you. There is no paved road leading to the property so the only way to access the property is via the paper roads which aren't properly maintained, and the township will not allow motorized vehicles larger than ATVs on the property. The state used to maintain the paper roads but abandoned them many years ago so accessing the property can be challenging. The bridge at the end of Pricketts Mill Road collapsed so the new owner would either have to repair that bridge for direct access, access the property through the path from Hawkins Rd through the state-owned land, or via Purgatory rd which is off route 70 about a quarter mile past Pricketts mill rd on the right next to the electric towers. There is a big tree stump blocking the road so you would have to walk/ride an ATV about a quarter mile until you reach a wooden bridge, the property is past the bridge on the right. The taxes are cheap but to maintain these low taxes you have to cut down a certain number of trees each year which has a cost to the forester. Cranberries are the only crop that can be planted and there are no animals such as goats, horses, etc which can be left on the property. The governing bodies for this land is the Pinelands and also Southampton township so if you request further info about restrictions, you can start there. It would be prudent to download the "Huntstand" or ON-X" app prior to seeing the property. It is recommended to wear long pants and boots while touring the property. If you are looking to build something on the property or monetize it look elsewhere but if you want a big parcel of recreational land in a great area and can live with the restrictions this is a great property at a great price.
