Eastwood, C. 1830, is an unusual opportunity to own an abundance of Virginia history situated in a bucolic setting on 136 acres two miles from historic Warrenton. Masterful restoration and detailed relocation of some of the buildings projects a wonderful trip back in time. The completely renovated manor house features salvaged architectural gems throughout. There are 8 fireplaces, a living room, library, dining room, large kitchen, a tasting room and 4 bedrooms. A stroll thru the garden rooms, thru clouds of boxwood and glorious flower beds, takes one past a lily-filled fish pond, stone walls, a gazebo and leads to the C. 1760 Balch House, completely dismantled in Prince William County and meticulously reassembled in pristine, almost original condition. From there one might visit the stone Meat House C. 1880 from Prince William County and on to the restored C. 1930 Summer Kitchen and C. 1930 Clover Hill guest suite, then on to the amazing Party Event barn C. 1939 with 3 baths, outdoor patio with fireplace and balanced rotating water ball made by the same craftsmen who fashioned the water ball at Disney's Epcot Center. A special and unique bar has been tucked into the original silo. Next visit the Manager's House C. 1930 and 1813 with 4 fireplaces, two massive chimneys, original wainscoting and lots of tales it could tell. Everything in spotless condition. Then on to Rosedale C. 1880, moved from a Fauquier estate near Warrenton. Magnificent two story stone construction that was used for processing wine. The Grainery C. 1801, is the next stop. A four story quaint stone building taken down from Willow Green in Prince William County stone-by-numbered stone - magnificent in that every floorboard was put back where it was originally. During the Civil War women and children took refuge in the Grainery during both Battles of Manassas. Now for the equestrians among us, on to the 16 stall, very unusual Round Stable with indoor exercise ring and observation platform on the roof to observe the excitement of horse racing and jumping in the nearby fields. Next door is the 9 stall Stable/Apt. C. 1940 with lounge with fireplace, and fully equipped 2 bedroom, 2 bath apartment upstairs. There is also an excellent riding ring. The farm is served by natural gas lines, two large generators, a central water supply, sprinkler systems in the gardens which include his and her bath houses for garden parties. This estate is permitted for weddings, large event conferences, etc. and would also serve nicely as a family compound or country estate. Each building on this property has stories to tell now that they have been restored to live on indefinitely. Come and listen. Land is in conservation easement. No drive-ins please - security system!

Exquisite. Quiet grandeur. Serene. Clovelly is an extraordinary estate set on 125 acres in Warrenton. The main residence is the result of a major rebuilding effort in the 1920's. The design work of renowned architect, William Lawrence Bottomley is evident inside and out. The current owners recently completed a meticulous restoration and renovation including a state of the art kitchen. 5 bedrooms with a mastersuite on the first floor, 5 full bathrooms, 2 half bathrooms and 6 fireplaces. A screened-in porch with living and dining areas and massive back south-facing portico are two of the elegant entertaining spaces. It is just under 5,000 SQFT. The 1600 SQFT guest house offers more bright, open spaces with vaulted ceilings featuring mortise and tenon constructed beams in the kitchen and living area. Two bedrooms and bathrooms are separated on two levels with one fireplace. This also received the same thoughtful and high quality restoration and renovation. The original structure and stone walls date back to 1728. The Clovelly grounds are equally impressive. Professional landscaping is designed to enhance the pea gravel motor court and rear lawn. Historic stone walls with multiple archways create a serene, secret garden setting. Great Run stream runs along the back of the property where you can picnic or walk with a picturesque water view. Clovelly includes one of the largest stables in the region with 29 stalls, a two-car garage, newly constructed equipment barn with lean-to and restored jockey house. DUNNOTTAR FARM: HISTORY.......Dunnottar was originally part of a land grant from Lord Fairfax to Col. William Payne c. 1739. In 1879 the land was purchased by Major Robert Peabody Barry. When Margaret Barry was married to Julian Keith, she received Dunnottar as a wedding gift. She designed and built a new house in the early 1900s on the site of the original 1799 house that was mostly destroyed by fire. She incorporated a stone section from that original house into her new home. There is wonderful wooden paneling and doors in the Living Room and Dining Room, and the floors are original wood. In the next generation, a large Sun Porch was added with a big fireplace and massive walls of windows; and it became the Heart of the House. On the main level and upstairs there are big bedrooms and small bedrooms, all with new windows, but in need of updated bathrooms! Dunnottar Lane winds past a charming stone Spring House that was used until a few years ago and up the hill to Margaret's house. The main house has been leased in the past; but will not be leased during the marketing of the farm. Three cottages are scattered about this part of the farm. Two are leased on a yearly basis by a local agency. The third, and smallest, cottage is where the Farm Manager lives and barters his labor for rent. There are approximately 300 acres of grasslands that have been leased by Virginia Beef for many years and the current 3 Year lease was signed in January 2019. The cattle do not winter on the farm. There are several fields around the new stable by the main house and other farm buildings that are used for horses owned by people living in the main house or cottages. Great Run, a strong creek, flows the length of the whole farm, and there are two ponds. The Sellers of Dunnottar live at the southern end of the farm on Bear Wallow Rd. & they will retain that house and approximately 49 acres, basically out of sight of the rest of Dunnottar. That division will leave 400 acres of Dunnottar for sale. The sale is By The Entirety. The farm's main entrance is off Cannonball Gate Rd. and the main house and cottages reached by Dunnottar Lane. Warrenton Hunt used to have a Hunt Meet named "Cannonball Gate" just inside the stone pillars at the farm's entrance. An earlier member of the family had placed Civil War cannonballs on top of his stone pillars, thus the name of the street and the hunt meet. The farm is in a Conservation Easement with The Virginia Outdoors Foundation. The easement gives any Owner permission to build two additional houses in a high pasture up against the tree line of the woods on the East side of Dunnottar Lane. Fauquier County Planning and Zoning has also approved those building sites.VOF says the main house and rental cottages can become a separate parcel if it were to incorporate 150 acres. That division would leave 250 acres to be divided between the two building sites if a future Owner ever wished to separate them. The whole 400 acres, in three parcels or one, would enjoy a low tax rate because of the conservation designation. VOF is a very popular way among land owners in Middleburg, Warrenton and Charlottesville, to name only a few areas in the State, who wish to keep their countryside green and undeveloped.

Reflecting a rare architectural pedigree coupled with a breathtaking setting, Ridgelea is available for the first time in 25 years. This idylic Georgian mansion is positioned on a high knoll overlooking 210 lush acres in the heart of prime Virginia Hunt Country. Celebrated architect, Waddy Wood designed Ridgelea in 1920 and more recently, world recognized architect, Hugh Newell Jacobsen reimagined the main kitchen, butler's pantry, oversized mud and laundry rooms and a secondary kitchen. A serene, tree-lined drive leads to a sun bleached pea gravel motor court. Waddy Wood, one of Washington's most renowned architects, used a quiet pallet of stone to construct much of the home with stately white columns and shutters accented by a slate roof. The interiors are impressive from the moment you step through the front door with an expansive foyer and high ceilings flanked by symmetrical corridors with stunning, wonderfully scaled broken pediment door casings. It is no surprise the main level furnishings look like they belong in the pages of a national design magazine. Renowned interior designer and Warrenton resident, Barry Dixon is responsible for a main level refreshing seven years ago which includes Fortuny upholstery and draperies. The oversized living room, adjacent garden room, library and dining room have wood burning fireplaces. A second main level garden room adjacent to the kitchen is enhanced by a woven, green grasscloth wall covering that brings the outside inside this sitting room. The second level of Ridgelea boasts two bedroom wings. Five, ensuite bedrooms each with fireplaces are accessible from the primary corridor including two master bedroom suites with private doorways leading to a private covered veranda. A secondary corridor of rooms accessible from the second floor or the back stairwell has three bedrooms, one full bathroom and kitchen. These rooms have previously been used as quiet guest rooms and as staff quarters. A modern elevator reaches all four levels of Ridgelea including the unfinished basement and a massive attic room that could be converted into a multi-area entertaining space. The grounds of Ridgelea unfold like a resort. A recently updated swimming pool with stone surround, two large guest cottages, a picturesque pond and a nine-stall horse barn with office space and paddocks are all part of this exquisite Warrenton estate. Removed from the rest of the world but affording the conveniences of nearby dining and shopping less than ten minutes away, Ridgelea is a historic jewel with a brilliant future.

Exciting new relaunch of original St. John church built in the 1860's, with new improvements.3 building parcel on 0.25 acres in the heart of Warrenton's historic district. It includes the historic main church, rectory and parish hall totaling nearly 8,000 sqft. The church design is a romanesque revival with brick buttresses, brick corbelled cornices, arched windows, custom iron doors and two stunning rondel windows in the front and back. The rectory has been totally renovated by celebrated interior designer, Barry Dixon. The design would allow 5 private offices with a first floor receiving room and a second floor conference area which has pre-exisiting plumbing for a wet bar or kitchenette. With central business district zoning, the buildings can be used for offices, a restaurant or housing. The office of Experience Old Town Warrenton is offering the purchaser a possible $25,000 grant to be used towards a business feasibility study. The rectory could also be used as a 4 bedroom residence with two private rooms on level two and two more on level three. There are three working fireplaces and an upscale first level half bath with a waterworks vanity. What was known as the parish hall has been freshly painted outside with other improvements. High ceilings, casement windows, the old children's stage, full second floor of storage and areas for bathrooms. The church complex is currently used as a private interior design warehouse. Architectural plans have been created by the firm Sutton-Yantis in collaboration with Barry Dixon Inc. The extensive architectural plans with complete interior and exterior elevations for a full renovation of all three buildings are included in the purchase price. The rectory building is already completed. Note: Full bath on 2nd floor, is roughed in plumbing in the parish hall building for showers on the 2nd floor. The pea gravel courtyard has been used as both a tranquil garden space and a motor court with 6 or more vehicles parking in the square at one time. The Town of Warrenton is currently negotiating to create additional municipal parking on a parcel of land owned by the church next door. Ask Will for more details.
